1990:
Orlando: Douglas Property & Development was founded by Jeffrey Douglas
2002:
Boynton Beach, Motorola Manufacturing Plant: DPD and investors paid $23M for a 90 acre property that contained a pager manufacturing campus. The partners leased the factory back to Motorola for $2.6M/year, entitled the rest of the property for mixed-use, and sold for $38M the following year.
2004:
Jacksonville, Aetna Office Tower: DPD and investors bought the 511,000sf office tower when over half of the space was vacant. DPD improved and quickly leased up the balance of the building, selling the asset 9 years later for $55.5M.
2005:
Orlando, Splendid China Theme Park: DPD and investors purchased an abandoned theme park and 366 acres from the Chinese government, entitled the property as a mixed-use master plan, and sold it a year later.
2017-Today:
Palm Coast, Town Center: Hired by ALLETE, Inc. DPD was tasked with resurrecting a stunted master plan; Palm Coast’s 2,000 acre Town Center. Since 2017 DPD has closed 7 multi-family transactions, leased 16,000sf of office space, platted and sold 5 tracts to homebuilders, sold an additional 4 un-platted tracts to Toll Brothers, and managed the design of Palm Coast’s Southern Recreation Center. With a customer-base now established inside Town Center, DPD has created demand for the project’s long-vacant, infill commercial sites. Newly added end-users like The Promenade, The Exchange, YMCA, and Serenity Falls Mini Golf are the fruit of DPD’s collaborative work with state and local leadership.
2019-Today:
Palm Coast Park: DPD and investors purchased 750 acres along with Declarant status and the entitlements remaining in this 2004 DRI Master Plan. After amending the master plan to meet market demand, DPD platted and sold a 420-lot subdivision to KB Homes. ~480 acres remain to be sold.
2022-Today:
Palm Coast, Seminole Trace South: DPD and investors purchased ~500 acres of planted timber, achieved annexation and zoning approval, sold the first phase of entitled land one year later to Kolter Homes, and the second phase to Kolter in 2025. ~140 acres remain to be sold.
Palm Coast, Seminole Trace North: Hired by a landowner to manage the platting and development of 395 finished lots, DPD began the engineering/permitting process in 2022, and delivered the first takedown of lots to Dream Finders Homes in 2025.
2023:
Seminole Trails: Taking on a pure brokerage role, DPD was hired by long-time Flagler County landowners to sell their 70 acre property. To achieve a highest/best use sale, DPD amended the property’s zoning and future land use for a single family subdivision, engineered and sold 210 lots to Seagate Homes, and reached a mutually beneficial agreement with the City to increase its stormwater capacity by mining fill dirt from the adjacent ~30 acre dry retention area.
